1) browse through properties by selecting search criteria on the property search features that are located on the Home Page or under the heading Properties For Sale. This feature enables you to become familiarized with properties determined by your choices of style, location, size and price range.

There is a provision for you to set up your own search that will auto-notify you with property matches for active homes and Active-With Contingent Offer homes

2) fill out a contact form to email me or phone me direct and I will set up an MLS search that will automatically email you with new listings and status updates.

These updates will exclude homes that show as Active -With Contingent Offer homes (A-WC status)which are homes with a seller-accepted offer that is waiting on the lienholder's approval as the proceeds from the sale are "short" of paying out the lienholder(s)....this is what a Short Sale is and they are available to you in a backup offer capacity only when they are A-WC status. Many buyers do not want to consider this type of availability.

Together we will view all of the available properties within our search parameters and once we find the right one we will  suggest a good offer strategy, prepare the purchase contract, associated addendums, disclosures and then submit them to the seller's Realtor to start the negotiating process. We will be in close communication with you throughout the entire offer process which could take as little as a day to as much as a week or so in the case of a foreclosure type property or from 2-4 months in the case of a Short-Sale type property.
